This 3-hour seminar has been developed for the real property appraiser who wants to elevate his or her level of professionalism in appraisal practice and be recognized by clients and the public as “professional.” Current economic and financial conditions has moved the emphasis from “cheap and quick” to hiring knowledgeable and experienced appraisers who provide credible assignment results as well as reliable documentation as part of an appraisal assignment.

The material covers the most common errors and deficiencies in the development and reporting of assignment results. Emphasis is placed on effective written communication..

The concept of a professional and the Appraisal Profession are integrated throughout the seminar. The material reviews the criteria to become an appraiser and guidance for supervising trainees. There are examples of written documents to enhance your appraisal practice and improve your professional image. Most importantly the material serves as a review of ethical behavior in day to day practice.

Tony Trodella

Anthony R. “Tony” Trodella, MRA, was born in Winthrop, MA in 1943. He graduated from State College of Boston with a bachelor’s degree in education and a minor in earth sciences and taught school in the City of Waltham for 21 years before becoming involved in real estate sales and brokerage in 1975. Four years later he started appraising real estate while working under the tutelage of Jonathan Avery, MRA and Ron Handverger, MRA. In 1980, Tony started his own appraisal company, ATR Appraisal Consultants based in Marlborough. He became chief assessor and chairman of the board of assessors in Marlborough in 2000.

 Tony was instrumental to the growth of appraising as a profession. He was an educator of appraisers having developed courses and taught a variety of subjects over the years. He was one of the MBREA’s most sought after USPAP instructors. His students hailed not only from Massachusetts but also from faraway places such as Nebraska and North Dakota as he taught for appraisal and assessor organizations.

Tony was an advocate for appraisers. He was actively involved in the drafting and passage of appraiser licensing legislation in Massachusetts and worked on several state subcommittees on regulations, education and other matters. He represented the MBREA, one of nine appraisal organization sponsors of the Appraisal Foundation, at the Appraisal Foundation, first as a member of The Appraisal Foundation Advisory Council and then as the MBREA’s representative to the Foundation’s Board of Trustees.

 In a 1989 article Tony wrote about the advent of appraiser licensing for the Banker & Tradesman, he stated, “It would seem that the person who is willing to go beyond the minimum requirements in both education and experience is the real solution to the problem being addressed by legislators. This is the person who is designated by a long standing professional group with strict requirements and the recognition of excellence in the appraisal field.” These words continue to ring true today as the appraisal profession undergoes another sea change.

 Tony joined MBREA in 1980 and within four years earned his MRA designation. In 1987, his peers elected him President of the MBREA. Tony was inducted as a member of the inaugural class of MBREA’s Appraisal Hall of Fame in 2009. In 1993, he was the initial recipient of the William D. Stewart Distinguished Service Award presented by the MBREA.  Tony was instrumental in creating the Mid-West Appraisers Association based out of Nebraska and Iowa.

Tony’s legacy as a mentor, teacher, and most importantly a friend, will always be etched in the heart of MBREA and the MWAA. He will be truly missed.

This seminar was developed for and the course materials are provided by The Appraisal Foundation.  The 7-hour program is presented by an AQB Certified USPAP Instructor who is also a state certified real property appraiser.  This meets The Appraisal Foundation’s requirements for USPAP continuing education.

The focus of this seminar includes recent changes to USPAP.  It will also cover other aspects of USPAP identified by the Appraisal Standards Board as needing attention.

All licensed and certified appraisers must take the 7-Hour National USPAP Update Course, or its equivalent (as determined by the AQB) every two years.

*Note: Each student must have his or her own personal copy of the appropriate edition of USPAP.  This personal copy of USPAP may be:

•   Original spiral bound book; 
•   Electronic PDF version (downloaded to personal laptop, on CD, on flash drive); or
•   Reproduction of USPAP – An acceptable reproduction of USPAP is one from a Sponsoring Organization of The Appraisal Foundation that has received permission to distribute copies to its members. This seminar has been developed for the real property appraiser who is interested in reviewing how to correctly develop and report the sales comparison approach in appraising real property. It includes the analysis and selection of comparables sales, making supportable adjustments and a review of the appropriate level of information to be included in the appraisal report. The seminar utilizes residential, commercial and agricultural case studies to strengthen appraisal skills while developing and reporting the sales comparison approach.

This seminar has been developed for the real property appraiser interested in learning how to correctly report commercial and agricultural appraisal results based on the report type and scope of work in the assignment. It provides an excellent review for the experienced appraiser.  It meets the requirements of the Nebraska Real Property Appraiser Board for Report Writing.

It is important for the appraiser to recognize that the level of information required in every appraisal report is based on the agreement with the client and the intended use. The Uniform Standards of Professional Appraisal Practice (USPAP) and basic appraisal methodology are also reviewed as part of the course content. You must bring your 2012 -2013 USPAP book with you to class!
